Tucked into the hills above Glendale, this is the kind of house you secretly hope is waiting at the end of every winding LA street. My “Welcome to my mid-century modern” series puts a fun spin on property tours. I’m a real estate agent, and no, I don’t own this home, but I do love getting to tell the story behind special properties like this one. Here, it’s the walls of glass, warm wood ceilings, natural light and views stretching across the hills. Everything feels connected to the landscape, with that quiet, tucked-away feeling that makes you forget you’re still in the middle of Los Angeles. Tucked into the hills above...Okay, before anyone starts searching for James Foster… 😂 He’s not real. I didn’t actually fire a seller. BUT every single thing in this carousel? I’ve seen some version of it happen in real life. Overpricing because the neighbor got more. Watching Zillow like it’s the stock market. Turning down a good offer because “someone else will pay more.” Making showings harder than they need to be. None of these sound like huge mistakes in the moment. And honestly, most of them come from a pretty reasonable place. But little decisions during a listing can quietly cost you time, money, and leverage. That’s a big part of what a good agent is actually there for. Not just putting your house on the MLS and hoping for the best, but helping you know when to push, when to listen, and sometimes when to get out of your own way. So yes, I made up James Foster because I know you people love a little gossip 😂 But the lessons? Those are very real. Thinking about selling? Let’s talk before you accidentally become the inspiration for part two. 👀

Only Angelenos will underst...When I moved to Los Angeles, I didn’t know many people. I didn’t have a sphere, a database, or a long list of clients waiting to work with me. There were plenty of moments where I questioned whether moving here was the right decision, and whether everything I was working toward would eventually come together. But I kept showing up. One conversation at a time. One relationship at a time. One day at a time. Over the years, those relationships became friendships, clients became advocates, and that journey eventually led to meeting my business partner Collin and building Coastal Homes LA together. This year, Real Trends verified our production and recognized us among the top agents nationwide. I’m incredibly grateful for the recognition, but the truth is the award isn’t what I’m thinking about today. I’m thinking about every person who answered a phone call, met for coffee, came to an open house, trusted us with a referral, invited us into their home, or gave us the opportunity to help with one of life’s biggest decisions. None of this was built alone. To our clients, friends, referral partners, family, and everyone who has supported us along the way, thank you. Your trust means more than any ranking ever could. We’re grateful for how far we’ve come, and excited for what’s ahead.

This is what mid-century ma...The number of homes for sale is playing a big role in today’s housing market. And, if you’re considering whether or not to list your house, today’s limited supply is one of the biggest advantages you have right now. That’s because your house stands out more when the inventory is low, especially if it’s priced right. But the supply of homes for sale is growing. As Realtor.com says: “. . . sellers turned out in higher numbers this March as newly listed homes were 15.5% above last year’s levels. This marked the fifth month of increasing listing activity after a 17-month streak of decline.” What This Means for You If you’ve been putting off selling your house, maybe it’s time to start thinking about it again – before your neighbors do. While we’re not going to suddenly have a surplus of homes for sale, each house that pops on the market in your area runs the risk of pulling buyer attention away from yours. For example, if your... #realestatetipsoftheday

Thinking of buying a home t...If you’ve been holding off on selling your house to make a move because you felt mortgage rates were too high, their recent downward trend is exciting news for you. Mortgage rates have descended since last October when they hit 7.79%. In fact, they’ve been below 7% for over a month now. And while they’re not going back to the 3% we saw during the ‘unicorn’ years, they are expected to continue to go down from where they are now in the near future. You May Not Feel as Locked-In to Your Current Mortgage Rate With mortgage rates already significantly lower than they were just a few months ago, you may feel less locked-in to the current mortgage rate you have on your house. With rates dropping, the difference between your current mortgage rate and the new rate you’d be taking on isn’t as big as it was. That makes moving more affordable than it was just a few months ago. If you’ve been holding off ...Buying a home is a powerful decision, and it remains at the heart of the American Dream. Let’s explore just a few of the reasons why so many Americans continue to value homeownership. The Financial Benefits of Owning a Home One possible reason homeownership is viewed so highly is because owning a home is a significant wealth-building tool. Over time, owning a home not only helps boost your own net worth, but it also sets future generations up for success as you pass that wealth down. It can also provide meaningful financial stability compared to renting. When you buy with a fixed-rate mortgage, you can lock in your monthly housing payments for the length of your home loan. The Non-Financial Benefits of Homeownership But, owning a home offers more than just financial benefits—it benefits you socially and emotionally too. Your home provides feelings of achievement, responsibility, and more. What Does That... #realestate #homeownership #homebuying

Here are the top two questions you need to ask yourself as you make your decision, including the data that helps cut through the noise. 1. Where Do I Think Home Prices Are Heading? One reliable place you can turn to for information on home price forecasts is the Home Price Expectations Survey from Fannie Mae – a survey of over one hundred economists, real estate experts, and investment and market strategists. According to the most recent release, the experts are projecting home prices will continue to rise at least through 2028. And home prices rising, even at a more moderate pace, is good news not just for the market, but for you too. 2. Where Do I Think Mortgage Rates Are Heading?
