Funding
Funding is one of the final steps in the loan process. This is when the lender releases the loan funds so the purchase can be completed. By this point, your loan has usually gone through underwriting, final approval, document signing, and any remaining conditions. Once everything is reviewed and approved, the lender can send funds to escrow.

Signing Your Final Loan Documents

Before funding, you will sign your final loan documents. This usually happens with a notary, escrow officer, or approved signing service. You may be asked to bring a valid photo ID and allow enough time to review and sign the documents carefully. These documents confirm the final loan terms, payment details, closing costs, and other important parts of the transaction.

Wiring Funds Safely

If you need to wire funds for your down payment or closing costs, be extremely careful. Wire fraud is a real risk in real estate transactions. Always confirm wiring instructions directly with escrow using a trusted phone number before sending any money. Do not rely only on email instructions, and be cautious with any last-minute changes. Before wiring funds, make sure you understand:
  • The exact amount to wire
  • The correct escrow company
  • The correct account information
  • The deadline for funds to be received
  • Who to call to verbally verify the instructions
If anything feels rushed, unusual, or different from what you expected, stop and confirm before sending money.

Final Review and Funding

After you sign loan documents and any required funds are received, the lender will complete a final review. If everything is in order, the lender releases the loan funds to escrow. From there, escrow coordinates the final steps needed to close the transaction.

Closing and Recording

In California, the purchase is typically considered closed once the deed records with the county. After recording is confirmed, keys can usually be released according to the terms of the purchase agreement. This is the moment everyone has been working toward: the loan is funded, the sale is recorded, and the home officially becomes yours.
