Find your Home
This is where the process starts to feel real.
Once you have a comfortable budget and a pre-approval in place, you can begin looking at homes with a much clearer sense of what fits.
The goal is not to find a home that checks every box. It is to find the one that gets the important things right.
Start With Your Priorities
Before we dive into listings, we will narrow down the things that matter most to you.
That might include:
- Neighborhood
- Commute
- Walkability
- Schools
- Number of bedrooms
- Outdoor space
- Parking
- Architecture
- Condition
- Natural light
- Room to renovate
- Monthly cost
Some things will be non-negotiable. Others may become more flexible once you start seeing what is available.
That is normal.
Learn the Neighborhoods
In Los Angeles, the neighborhood can matter just as much as the house.
Two homes a few miles apart can offer completely different lifestyles, from walkability and restaurants to commute times, schools, architecture, and even how a street feels at different times of day.
Part of the search is learning which areas fit the way you actually want to live.
See Homes in Person
Photos can help you decide what is worth seeing, but they rarely tell the whole story.
A home may feel larger than expected, darker than the photos, quieter than you imagined, or completely different once you see the street and surrounding homes.
Touring homes also helps refine your search. The more you see, the easier it becomes to recognize what you like, what you can live without, and what feels worth paying more for.
Expect a Few Tradeoffs
Most buyers eventually have to choose between a few competing priorities.
Maybe it is:
- Location versus square footage
- Turnkey versus renovation potential
- Yard versus walkability
- House versus condo
- Character versus newer construction
- Price versus condition
The goal is not to avoid tradeoffs. It is to make the right ones for you.
Look Beyond the List Price
When we evaluate a home, we will look at more than the asking price.
That can include:
- Recent comparable sales
- How long the home has been on the market
- Previous price changes
- Condition and potential repairs
- Layout and functionality
- Lot and location
- HOA costs, if applicable
- Resale considerations
- How competitive the market is for that particular property
Two homes at the same price can represent very different opportunities.
Let the Search Evolve
Your criteria may change as you go.
You might start convinced you need one neighborhood and discover another fits you better. You may decide an extra bedroom matters less than outdoor space, or that you are more open to renovating than you originally thought.
That is not losing focus. It is gaining information.
A good search gets more precise over time.
When the Right One Shows Up
Eventually, you will walk into a home that feels different.
It may not be perfect, but it checks the boxes that matter most and feels worth pursuing.
At that point, the conversation shifts from:
“Do I like this home?”
to:
“What is the smartest way to go after it?”
That takes us to the next step: Make an Offer.
