Get Pre-Approved

Get Pre-Approved

Once you have a sense of what you would feel comfortable spending, the next step is finding out how those numbers translate into actual buying power.

A pre-approval gives you a clearer picture of the loan amount and purchase range a lender may be willing to consider based on your financial information.

It also helps you shop with more confidence and puts you in a stronger position when the right home comes along.

Why Get Pre-Approved Early?

You do not need to wait until you find a home you love.

Getting pre-approved before you are deep into the search can help you understand your price range, compare financing options, and uncover any questions before there is a property and deadline attached to them.

It can also help prevent one of the more frustrating experiences in real estate: falling in love with a home first and figuring out the financing second.

What Will a Lender Look At?

Every situation is different, but lenders will generally want to understand your income, assets, debts, credit profile, and employment history.

You may be asked for items such as:

  • Recent pay stubs
  • Bank and investment statements
  • Tax returns or W-2s
  • Information about existing debts
  • Employment history
  • Identification
  • Documentation for gift funds or other large deposits, if applicable

Your lender can tell you exactly what is needed for your particular loan scenario.

Pre-Approval vs. Pre-Qualification

The terms are sometimes used interchangeably, but they are not always the same thing.

A pre-qualification may be based on information you provide without a full review of supporting documents.

A pre-approval typically involves a more detailed review of your finances and can give you a more meaningful picture of where you stand.

The exact process varies by lender, so it is worth asking what has actually been reviewed and what, if anything, is still outstanding.

Your Pre-Approval Is a Starting Point

A pre-approval can tell you what a lender may be willing to lend.

That does not mean you need to shop at the very top of that range.

This is where the work you did on the previous page matters. Your lender can help establish what may be possible. You still get to decide what feels comfortable.

The strongest buying plan is usually where those two numbers overlap.

Compare More Than the Rate

When choosing a lender, the interest rate matters, but it is not the only thing worth considering.

Loan programs, fees, communication, responsiveness, underwriting, closing timelines, and experience with your type of purchase can all make a difference.

In a competitive situation, having a lender who can communicate clearly and move quickly can be especially valuable.

Keep Your Finances Steady

Once you are pre-approved and actively looking, avoid making major financial changes without checking with your lender first.

Things like changing jobs, opening new credit accounts, financing a large purchase, moving significant amounts of money, or taking on additional debt can affect your loan file.

Even something that seems harmless can create extra questions, so when in doubt, ask first.

Ready When the Right Home Appears

A pre-approval does not lock you into buying a home.

It simply gives you better information and helps make sure that when you find something you love, you are prepared to take the next step.

From here, the fun part begins: finding your home.
