From Offer to Keys

Your offer was accepted. Now the focus shifts from getting the home to making sure everything comes together before closing.

This part of the process can feel busy, but you will not be navigating it alone. There are inspections, disclosures, financing milestones, deadlines, and a few important decisions along the way.

My job is to help keep the process organized, explain what is happening, and make sure you know what needs your attention next.

First, What Is Escrow?

You will hear the word escrow a lot after your offer is accepted.

In simple terms, escrow is the period between an accepted offer and closing, when the details of the purchase are being completed.

During this time, your deposit is held by a neutral third party, documents are exchanged, financing is finalized, inspections are completed, and the conditions of the purchase are worked through.

Think of it as the bridge between “offer accepted” and “the home is officially yours.”

Review the Disclosures

Sellers typically provide a collection of documents about the property and anything they know that may affect it.

These can include information about repairs, renovations, insurance claims, neighborhood conditions, permits, natural hazards, and other property-specific details.

Some disclosures are straightforward. Others may raise questions.

We will review them together and identify anything that deserves a closer look.

Inspect the Home

An inspection gives you an opportunity to better understand the condition of the property before moving forward.

Depending on the home, you may consider inspections for things such as:

  • General property condition
  • Roof
  • Sewer line
  • Foundation
  • Electrical or plumbing systems
  • HVAC
  • Chimney
  • Pool or spa
  • Mold or moisture
  • Termites or other pests

Not every home needs every inspection. The goal is to gather enough information to make an informed decision about the property you are buying.

Decide What Matters

Inspections almost always uncover something.

The important question is not whether a home is perfect. Very few are.

The question is whether the issues you discover change how you feel about the purchase, what you are willing to pay, or what you may want to address with the seller.

Depending on the contract and circumstances, there may be opportunities to request repairs, credits, or other adjustments.

I will help you understand the information and talk through the options, but the decisions remain yours.

Keep the Loan Moving

While inspections are happening, your lender will continue working on the financing.

You may be asked for updated bank statements, pay stubs, explanations, signatures, or other documents.

Responding quickly can help keep things moving.

Your lender may also order an appraisal to provide an independent opinion of the property’s value for the loan.

Stay on Top of the Deadlines

Your purchase agreement may include deadlines related to inspections, financing, appraisal, disclosures, and other contingencies.

These dates matter.

I will help track the timeline, coordinate with the other parties, and make sure you understand what decisions are coming before anything is due.

You should never feel like a deadline simply appeared out of nowhere.

The Final Walkthrough

Shortly before closing, we will usually visit the property one more time.

The final walkthrough is not another inspection. It is an opportunity to confirm that the property is in substantially the same condition as when you agreed to purchase it and that any agreed-upon work has been addressed.

It is also the moment when the whole thing usually starts to feel very real.

Closing Day

Toward the end of the process, you will sign your final loan and closing documents and arrange for the remaining funds needed to complete the purchase.

Once the necessary documents are signed, funds are transferred, and the deed is recorded, the home officially becomes yours.

And then comes the part everyone has been waiting for:

the keys.

Welcome Home

Buying a home has a lot of moving pieces, but you do not need to memorize the process before you begin.

I will help you understand what is happening, what decisions need to be made, and what comes next from the moment your offer is accepted through closing day.
