Closing Your Home Sale
Once you’ve accepted an offer, the focus shifts to getting the sale across the finish line.
There are still a few important steps ahead. The buyer may complete inspections, their lender may order an appraisal, and there will be paperwork and deadlines to manage.
I’ll keep track of what needs to happen and let you know when something needs your attention.
The buyer does their homework
After the offer is accepted, the buyer will usually have time to learn more about the property.
This often starts with a general home inspection. They may also bring in specialists to look at the roof, sewer line, foundation or other parts of the home.
An inspection doesn’t automatically mean something is wrong. It simply helps the buyer understand what they’re purchasing.
If they come back with questions or requests, we’ll review them together and decide how you want to respond.
The appraisal
If the buyer is getting a loan, their lender will usually order an appraisal.
The appraiser looks at the home, recent comparable sales and other market information. Their job is to help the lender confirm that the property supports the purchase price.
If any questions come up, we’ll work through them together.
Working through the final details
A lot happens behind the scenes during this part of the sale.
The buyer is finishing their inspections and financing. Documents are being completed. Deadlines are being tracked. Any agreed-upon repairs or credits are also being handled.
As those steps are completed, we get closer to closing.
My job is to keep everything organized so you always know what’s happening next.
The final walkthrough
Shortly before closing, the buyer will usually visit the home one last time.
This is not another inspection. It’s simply a chance to confirm that the home is in the expected condition and that anything agreed upon has been completed.
At the same time, you’ll be getting ready for the move and the final handoff.
Signing and closing
Next, you’ll sign the final documents and escrow will coordinate the remaining funds and paperwork.
Once everything is complete and the sale is officially recorded, the home belongs to the buyer.
You’ll receive your proceeds through escrow, the buyer gets the keys, and your sale is complete.
A plan built around you
Selling a home rarely happens in six perfectly tidy steps.
Every home, timeline and situation is different. My job is to help you understand your options, build the right strategy and keep the process moving.
You’ll always know what we’re doing, why we’re doing it and what comes next.
Thinking about selling?
You don’t need to know whether you’re ready yet.
Tell me a little about your home and what you’re considering. We can start with what it could be worth, what I’d recommend doing before selling and whether now makes sense for you.
