Preparing Your Home
You probably don’t need to do everything. You need to do the right things.
Before your home goes on the market, we’ll walk through it together and look at it from a buyer’s perspective. What needs attention? What could make a meaningful difference? And just as importantly, what isn’t worth spending time or money on?
The goal is to create a plan that makes sense for your home, your timeline and the market you’re selling into.
Start with a walkthrough
Every home is different, so preparation should be too.
We’ll go room by room and identify anything that could affect the way buyers experience the property. That might mean a few small repairs, fresh paint, landscaping or simply editing what’s already there.
Sometimes a home needs more work. Sometimes it needs very little.
The point of the walkthrough is to figure that out before you start spending money.
What’s actually worth doing?
It’s easy to fall into the trap of thinking you need to fix everything before selling.
You usually don’t.
Some improvements can make a noticeable difference in presentation or value. Others may cost more than they’re likely to return.
I’ll help you separate the things that could strengthen the sale from the things a future buyer may prefer to change themselves.
That way, you’re putting your time and money where they can actually matter.
Make it easy for buyers to picture themselves there
Preparing a home isn’t about removing its personality. It’s about helping buyers notice the home itself.
That may mean decluttering, rearranging furniture, bringing in staging or simplifying certain spaces so rooms feel open, intentional and easy to understand.
The goal is for someone to walk in and quickly see how the home could work for them.
First impressions start before the front door
The experience begins before a buyer steps inside.
Landscaping, the entry, exterior lighting and even something as simple as a clean walkway can shape the way someone feels about the home before they’ve seen the first room.
We’ll look at the entire experience, not just the interior.
A plan built around your home
There isn’t a universal checklist that every seller needs to follow.
A beautifully maintained home in Brentwood may need a completely different strategy than a property in Venice that could benefit from more substantial preparation. The likely buyer, current competition, price point and timing all play a role.
My job is to help you determine what’s worth doing, what isn’t, and how to get the home ready without turning preparation into a second job.
Once the home is ready, we decide how to position it
Preparation and pricing go hand in hand.
Once we know how the home will come to market, we can look at recent sales, current competition and buyer behavior to determine where it should be positioned.
Because the goal isn’t simply to choose a price.
It’s to create the right strategy around the home.
