Pricing + Positioning

Pricing + Positioning

Pricing your home isn’t about finding the biggest number someone is willing to suggest.

It’s about understanding where your home fits in the market, how buyers are likely to see it, and choosing a position that gives it the best chance to attract attention.

The list price is only one part of that strategy.

Start with what the market is telling us

Recent sales help establish a range, but they’re only part of the picture.

We’ll look at homes that have sold, what’s currently on the market, what buyers have passed on, and how your home compares in condition, location, architecture, lot, views and overall presentation.

The goal is to understand the competition from a buyer’s perspective.

Because when your home hits the market, buyers won’t be looking at it in isolation. They’ll be comparing it to everything else they can buy.

Price and value aren’t always the same thing

Your home has a market value, but the list price is a strategic decision.

Depending on the property and the market, we may want to price close to where we believe it will sell. In another situation, it may make sense to position the home differently to encourage more activity.

There isn’t one pricing strategy that works for every property.

The right approach depends on the home, the competition and what buyers are doing right now.

How buyers search matters

Buyers don’t see every home on the market. They search within price ranges.

That means even relatively small differences in list price can change who sees your property, what homes they compare it against and whether it appears in their search at all.

We’ll think about those thresholds when deciding where to position your home, rather than choosing a number simply because it sounds good.

The first few weeks matter

A new listing gets its strongest burst of attention when it first comes to market.

That’s why pricing, preparation and presentation all need to work together from day one.

If buyers immediately understand the value, we have an opportunity to build momentum.

If the price creates too much of a disconnect from what buyers are seeing elsewhere, that initial attention can disappear quickly.

Our goal is to make the most of that first impression.

Listen to the market

Once the home is live, buyers start giving us information.

Showings, open-house traffic, questions, feedback and offers all tell us something about how the market is responding.

We’ll pay attention to that activity and adjust the strategy when the information gives us a reason to.

Pricing isn’t something we decide once and then ignore. It’s part of an ongoing conversation with the market.

Position the home, not just the price

Ultimately, buyers aren’t purchasing a price per square foot.

They’re purchasing the home, the setting and the lifestyle that comes with it.

That’s why the next step is making sure the way we present and market the property supports the position we’ve created.

From photography and video to the story we tell around the home, everything should feel connected.
